"Smart Shacks" - Removing The Headache from Construction: Roly Parthezius

Many investors we speak to say they want to build a villa but are put off by the cost and challenges of conventional construction in remote areas and the complexities of managing a major building project.

We've identified a wonderful new solution to this problem. After looking for a practical yet attractive beach house that would blend in well with the surroundings we found the ‘Smart Shack' concept, designed by Roly Parthezius in Bali.

We've seen several great kit houses built of wood but hadn't seen anything quite like this before. Inspired perhaps by the beach houses of the US or the Caribbean, the ‘Smart Shack' concept brings a certain simplicity that is refreshing in its design and build concept.

Made entirely of sustainable re-engineered certified timber panels, and using a unique sliding door and window track system (Smart Track) that doesn't corrode or rust, the Smart Shack is easy to build and maintain. The largest modular design can be built in just four months as there are no wet trades – with the added benefit of minimal construction noise.   The Smart Shack also lends itself well to construction on hillsides or uneven terrain.

Built on a modular system, the design choices are completely flexible and come in any size.  Currently these include one, two and three bedroom designs. Variations in the height of the ceilings, extra wrap-around verandas etc are all possible upon request.


Pricing for a three bedroom unit as shown here is in the region of USD 200,000, complete with key fixtures and fittings (such as bathrooms, kitchen, built-in cabinetry, lighting, air-conditioning etc).

As the price of timber products and other key materials combined with currency fluctuations can change, the price may vary and is subject to confirmation at the time of purchase, but as a guide we think this concept and design at this price is a winner.

Picture yourself now on that land you bought by the beach, or on top of that hill with the wonderful views, sipping your favourite drink on the veranda as the sun sets.

Glossary of Land Title / Key Terms

Hak Guna Bangunan [HGB] - Building Rights Title: The transferable right to build and own buildings on land. HBG titles can be granted to foreign investment [PMA] companies. PMA companies can be 100% foreign owned. HGB title rights are granted for 30 years, renewable for an additional 20-30.

Hak Guna Usaha [HGU] - Land Cultivation Rights Title: The right to use state-owned land for agriculture, for 35 years extendable by 25 years. Agricultural use includes crop cultivation. cattle-rearing, plantations and fishing.

Hak Milik – Freehold Title: Cannot be held by non-Indonesians.

Hak Pakai [HP] – The Right To Use Title: The non-transferable right to use the land for any purpose. Granted for up to 25 years, extendable for another 20.

Hak Sewa - The Right To Rent Title: A lease on the land from the freeholder, usually for 30 years renewable for an additional 20. The name on the title remains that of the freeholder.

"Ijin Mendirikan Bangunan [IMB]" - A building permit

"Pondok Wisata" - A license to operate a guesthouse

"Sporadik" – Land that has been registered but has no physical certificate. A certificate under the owners name can be drawn up.
